For each house you import the iCal calendars of Booking.com and Airbnb and export the sweethost.it one. Taken nights are blocked; if two bookings overlap, the planning tells you.
Self check-in, clear instructions
In the Welcome Book you explain how to collect the keys, the Wi-Fi, the house rules and the check-out. You publish it on the website and update it whenever you like.

Can I keep using Booking.com and Airbnb?
Yes. sweethost.it does not replace them: it adds a commission-free direct channel and keeps the dates aligned through iCal.
I manage homes for other owners: can I give them statements?
Yes, from the Business plan: the owners area calculates shares, commissions and expenses and produces statements as PDF and CSV, which the owner reads in read-only mode.
